are ten private, gated communities on Hilton Head Island, commonly referred
to as plantations. Each plantation community has its own set of rules
and regulations that govern the residents and businesses within. All of
the plantations have regime fees (paid by all property owners) used to
pay for amenities like security, landscaping, sporting facilities, road
work, improvements and other amenities. Each plantation has its own board,
selected by the property owners, who govern the plantations.
The other areas on Hilton Head Island are commonly referred to in Real
Estate as "Off-Plantation." These are simply residential areas on the
island that are not gated and do not offer private security. Forest Beach,
Broad Creek Landing and Singleton Beach are a few Off-Plantation areas
of Hilton Head. Generally, these properties are more affordable, but still
allow you to enjoy all of the benefits of living on Hilton Head.
